What registering does, and what it does not
This project is not registered with Karnataka RERA. Under Section 3 of the Real Estate (Regulation and Development) Act 2016 it cannot lawfully be advertised, marketed, booked or sold until it is, and no agreement for sale can be executed.
So an enquiry here is a request to be told when the documents appear – the survey number, the sanctioned plan, the premium FAR receipt, the AAI height NOC and the registration. It is not a booking, it creates no allotment right, and nobody should take money from you against it.

What registering does, and what it does not
It puts you on the list for the material that actually settles things: a confirmed project name, the sanctioned land extent and survey number, the real configuration mix and carpet areas, a rate card, the possession commitment, and the Karnataka RERA registration number when it is granted. What it does not do is reserve a home. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project of this class cannot lawfully be advertised, marketed, booked or sold, and no agreement for sale can be executed, until registration is granted — so there is nothing to book yet, and no expression of interest changes that. If you are asked for money before a registration number exists, treat it as money at risk and get the refund terms in writing.
The seven questions worth putting in your message
The form's message field is optional, but it is the field that gets you a useful reply. The most valuable things to ask for, in the order they resolve the most uncertainty:
- The survey number and the sanctioned land extent. The land area has never been published. Our own figure of approximately 3.8 acres is derived from the circulating unit count and FAR, not supplied.
- The Karnataka RERA registration number, once granted — in the form
PRM/KA/RERA/.../PR/.... A number containing/AG/is an agent registration, not a project registration. - The sanctioned plan or building permit, with the premium FAR purchase and the TDR loading evidenced separately. FAR 5.19 is a policy ceiling under the February 2025 premium FAR notification, not an entitlement anyone holds by default.
- The AAI height clearance for a 98.35 m tower, including the direct defence NOCs for the two aerodromes that sit outside the online NOCAS route, and the permissible elevation granted.
- The water source in writing — piped municipal supply, the sanctioned connection and capacity, and whether any part of the demand is met from borewells. On the edge of the Peenya belt this is the first question, not an afterthought.
- The typical floor plate and the carpet areas, not only super built-up figures. The circulating numbers imply roughly 4.20 homes per floor per tower, which is a large-unit plate and sits awkwardly against the quoted entry price.
- Which side of NH-48 the parcel is on. It is unresolved in every public source we could reach, and it changes the walk to Nagasandra Metro Station.
Verifying the position yourself
You do not need to wait for a reply to check the regulatory position. The Karnataka RERA portal at rera.karnataka.gov.in publishes registered projects and pending applications, searchable by project name and by promoter. Search the promoter name rather than the brand word: several unrelated companies share the Pride name, and a correct-looking number can belong to an entirely different building. As of 17 August 2026 a full parse of that registry returns no registration for this project under any Pride-family promoter entity.

Which metro station is actually nearest - Nagasandra, or the one the pre-launch material names?
Nagasandra, by a wide margin, and this is the single largest factual correction on this site. Nagasandra Metro Station on the Green Line is about 170 m in a straight line from a site opposite IKEA; Manjunathanagara is about 680 m — roughly four and a half times farther, and 647 m from IKEA itself. The confusion is traceable rather than random: IKEA's postal address contains the locality name "Manjunatha Nagar", which is not the same thing as the station of that name 647 m up the road, and a name match beat a distance check. Manjunathanagara is a real, operational station — elevated, two side platforms, opened to the public on 7 November 2024 — it is simply the wrong anchor for an address at this node.
What is Pride Tumkur Road, and where exactly is the site?
It is a pre-launch apartment scheme on Tumkur Main Road (NH-48), opposite IKEA Nagasandra, in west Bengaluru. The legal address frame is Doddabidarakallu revenue village, Yeshwanthapura hobli, Bengaluru North taluk, Bengaluru Urban district, PIN 560073 — that is the string Karnataka RERA records for this belt, while Nagasandra is the metro-station label and Bagalakunte (also written Bagalagunte) the adjacent colloquial one. The pin published on this site, 13.0470 N 77.5008 E, is corridor-representative: it sits on the south side of NH-48 between the foot-overbridge landing and the Nagasandra station entrance. It is not a parcel centroid, because neither the exact parcel nor its survey number has been published. One honest consequence follows: which side of NH-48 the site sits on is not settled, and we write it as unsettled rather than picking a side.
How far is IKEA from Nagasandra metro station, and is there a walkway?
148 m, and yes. IKEA Nagasandra sits on the north-east side of NH-48 on a 14-acre parcel bought from the Bangalore Metro Rail Corporation, announced 31 May 2017 — the seller being BMRCL is precisely why the store sits flush against the station. It opened on 22 June 2022 at roughly 460,000 sqft and is IKEA's largest store in India. On 18 October 2023 a foot overbridge linking station to store opened: about 153 m, spanning both NH-48 carriageways, funded and built by IKEA between April and October 2023, and the second direct metro-to-retail connecting bridge on the Namma Metro network. IKEA reports that around a third of visitors to this store arrive by metro.
Will parking be adequate?
On the circulating figures, comfortably — and this is the one place the numbers agree with each other, which is worth saying out loud. Three basements across approximately 3.8 acres at about 85 per cent coverage is 3 × 165,528 × 0.85 = 422,096 sqft; at roughly 320 sqft per bay including circulation that is about 1,320 bays, or 1.9 per home against 693 units, against a Bengaluru norm of 1.2 to 1.5 for projects of this vintage. Every input there is unconfirmed — the basement count and the land area both — so treat the output as an estimate. Ask for the sanctioned parking count and the split between covered, open and visitor bays; that is a number the plan carries explicitly.
What is Nagasandra famous for, and what is the PIN code?
The PIN is 560073, covering Doddabidarakallu, Nagasandra, Bagalakunte and the Manjunatha Nagar locality. What the name is known for, in practice, is two things. First, IKEA's largest Indian store — about 460,000 sqft, opened 22 June 2022 on a 14-acre parcel bought from BMRCL — and the metro station that serves it, which is why "apartments near IKEA Bangalore" is a live national-level search string rather than a local one. Second, and less comfortably, its position on the edge of the Peenya industrial belt. There is also significant municipal water infrastructure roughly 1.0 to 1.2 km south-west: a BWSSB site and the Nagasandra Phase I 20 MLD sewage treatment plant, with a further plant under construction nearby.
